External Structure and Aesthetics

Innovative design meets practicality - designed to meet intense new approvals in flooding areas, this lakeside home was also subject to high levels of acid sulphate soils. Our team engineered an approvable yet aesthetic design, elevating the home on hot dipped galvanized posts with steel bearers and joists to the floor frame.

The home showcases a Colourbond roof, 170mm James Hardie Newport cladding and black access e aluminium windows to match the main house.


Two spacious bedrooms, with practical space saving robes, are set towards the back of the away from the living area. The rooms feature vertical cladding in a dark blue to draw the eye and elongate the room. Each room has its own ceiling fan and Cubitt's supply blinds as standard.

A practical main bathroom combines with laundry with plenty of space for both. A few things in this bathroom to create additional space, including a recessed mirror shaving cabinet and floor to ceiling tiling. Standard tiles on the floor and the 300 x 600 wall tiles are an upgrade that create a real sense of space.

Embarking on a journey to enhance their investment returns, the owners transitioned from a modest $560 weekly income from their primary residence to the anticipation of surpassing $1000 per week for both properties. Having faced setbacks with previous builders who struggled to comprehend the intricate regulations of the Central Coast Council, the owners found a expertise and relief in Cubitt's.

Over the course of the first half of the year the owners took care of removing the illegal granny flat, a swimming pool and all the associated concrete while Cubitt's navigated the DA process and the second half of the year saw their building project unfold with their home build just in time for Christmas.
