Will an extension add value to my home?
Yes. A good quality extension will add value to your home. It’s crucial to have your home extension planned and built by an experienced home extensions builder to ensure you don’t overcapitalise and get the greatest value from your addition or extension.
Our experienced consultants can work with you to come up with a custom home extension that enhances your lifestyle and adds value to your home, all while working within your budget.
Why should I build with Cubitt’s?
Whether you’re adding a modern granny flat to your home to use as an added income stream or need an extension to accommodate your growing family, we’ve got you covered. With almost 30 years of experience building value-adding extensions and granny flats, we know how to deliver the best possible results for you on time and on budget.
How long does it take to build a granny flat?
Building a granny flat with Cubitt’s usually takes around 12 weeks, however, you will also need to allow time for council approval, site visits and feasibility studies too. If possible, our council and drafting team will obtain a Complying Development Certificate (CDC), for your granny flat to help your project get started as quickly as possible. Your consultant will provide you with an accurate timeframe for completion of your granny flat and keep you updated on any changes with regular progress reports.
Do I need council permission to build a granny flat in NSW?
Yes, you’ll either need to gain Council approval or obtain a CDC (Complying Development Certificate) before you can build your granny flat. Fortunately, not having to deal with your local council is all part of the service when you build with Cubitt’s! Our in-house council planning and drafting teams will sort out all your certifications and approvals on your behalf. We’ve dealt with councils throughout New South Wales and the Australian Capital Territory and can take care of your approvals wherever you are and get your project on the road as soon as possible.
How much do you charge for home extensions?
Our speciality is major renovations, additions and home extensions. Due to the nature of these extensions we typically only work on projects costing $150,000 or more. Each of our extensions is unique and the cost of your project will depend on the work that’s being done, your location, the complexity of the project and a number of other factors. Our in-house quoting team will prepare a detailed upfront quote for you so you’ll know exactly how much your extension will cost with no hidden fees or costs.
The important thing to remember when planning your home extension is the value that it will add to your home. Our home extensions can add tens or even hundreds of thousands of dollars worth of value to your home, making them an investment in your future as well as an investment in your family’s comfort and space.

I thought granny flats had to be 60m², how is it that Cubitt’s designs are bigger?
The space limit of 60m² (or 90m² in the ACT) for granny flats only applies to the interior space. This means that any external areas like decks, garages, alfresco dining spaces and verandahs can be included in your granny flat design without encroaching on that 60m² limit. Our modern granny flat designs are spacious, comfortable and airy and will make you feel right at home. We’re also pleased to offer custom granny flat designs at no extra cost, so if you’ve got something particular in mind, we can make it happen.
What is a turnkey granny flat?
“Turnkey” is a term that means a property is ready to move into. Our turnkey granny flats are always resident-ready as soon as we hand the keys over with a range of standard inclusions such as plumbing and electrical, energy-efficient hot water systems, rainwater tanks, wardrobes, fencing, outlets, window blinds, an oven and cooktop and lots more. Whether you’re planning on moving your elderly parents into your new granny flat, want to rent it out as an Airbnb or lease it to long term tenants, you’ll be ready to go the moment we complete your project.
